Past Projects

To give you an idea of the type of work I do, below are a few brief outlines of some projects I have been involved with.

 Back from the Edge

Bangkok Hotel Restructure -US$4 million

 

This hotel was a boutique 4 star hotel in Central Bangkok.

It had a mortgage with a Thai bank that was in default so needed so to be refinanced or restructured. I analyzed the business put together an Information Memorandum (IM) including extensive financial models whereby I worked with the hotel owner based on the current turnover of the business.

I then negotiated with their current Thai bank to convert the TBart loan to a US dollar loan with the same Thai bank that therefore moved the loan from bad bank to good bank and brought the arrears up to date.

This demonstrates that the solution is not always as obvious at it seems as there are often alternative ways of solving the problem, hence looking outside the square.

The hotel has traded successfully ever since having been sold to a new owner/operator a few years ago.

 

new Beginnings

Finance Company – A$40 million Funded

 

 Through my work in the insolvency industry in Australia  I recognized the need for a niche finance company to help insolvency clients that would not otherwise be able to obtain finance.

I put together a Business Plan for a finance company that specialized in providing finance for companies coming out of administration. I formed an unlisted public company in partnership with two  of the leading insolvency specialists in Sydney an administrator/receiver and an insolvency lawyer.  The business was built around Australian insolvency laws and provided detailed financial models.

A successful niche finance company was created and kicked off with an initial A$40million syndicated bank facility.

 

 

Assets Un-Chained

Formwork Co  Woolongong
Australia – A$8 million

 

The company was the largest formwork construction company on the eastern seaboard of Australia. Their clients were the biggest building companies in Australia that built most the office blocks & shopping centers.

They had facilities with one of the major Australian banks that used the director’s assets as security for their banking facilities. They wanted to free up the real estate assets to enable the company owner use them for a large building project he was starting.

I analysed the business and put together an Information Memorandum (IM). I then sought an alternative financier that provided facilities based on the company Assets / Turnover / Asset – Liability ratio etc.

Rent-A-Car company
Thailand – US$45 million

 

A leading brand Rent-A-Car company in Thailand needed to raise capital to fund their vehicle fleet purchases. 

The company was a partnership between USA & Thai companies. They had contracts with major Thai public companies including the Thai police force to provide long term Operating Lease (Rental) of motor vehicles.

I put together an Information Memorandum (IM) with several volumes of information that therefore covered all and any of the due diligence information the banks would need. I worked in Bangkok with a Japanese Investment bank Yamaheshi who gave me the office support to put it together.

This was a wholesale facility that I organised funding through a syndication of banks out of Singapore.

 

A tale of mulch & money

Mushroom farm – Windsor Insolvency Solution

 

The Mushroom grower was a major mushroom supplier to the Sydney fresh food markets.

They had a problem with several contaminated supplies of mushroom mulch that led to a severe impact on their cash flow.

All their banking facilities were with one bank that was asking questions about what was happening and when they would reduce their banking facilities.

I analyzed the business working with the directors on new financial models and budgets then put together an Information Memorandum (IM). From that I sourced investors to come in, pay out the bank and continue on in partnership. 

A tidy exit for all

Magazine Wholesaler Sydney – Management Solution

This company was a supplier of magazines to 7Eleven Stores throughout Sydney.

The magazines mainly came from America hence they had customs clearance issues to be dealt with.

They had an internal partnership dispute that resulted in an administrator being appointed and me taking over the management of the business on behalf on the administrator.

I put together a team of people to run the business whilst we negotiated an exit strategy from the administration.

 

 

Growing a Green Alternative

Agriculture fertilizer technology Sydney – Management

 

This is a mineral based soil enhancement used in large scale farming. It has the potential to replace super phosphate but needs to prove itself over time.

It is one of the only natural products that has many advantages over conventional fertilizers. 

With the long term goal of floating the company, my role was helping with the structure and running of the company on a day to day basis. I also assisted with the setting up of the research farm at Trangie on the NSW western plains.

Today they mainly operate in America, Europe and China.

Bye Bye bad banker

Heavy Machinery Hire
Australia – A$2 million

 

This was the largest earth-moving company in the NSW Snowy Mountains region.

They were struggling with their bank who was making unreasonable financial demands they could not comply with.

I analyzed the business put together an Information Memorandum (IM) then sourced a new facility to pay out the bank.

This was accomplished via a lease back of the equipment on an operating lease.  The operating lease incorporated a buy back agreement incorporated that enabled the client to buy the equipment back in the future.
